Eligible first-home buyers may pay no transfer duty on a new or existing home up to $800,000, with a concession above $800,000 and below $1 million. Different land thresholds apply.
This estimate applies a simplified standard residential rate table and rounds some increments. It is not a duty assessment and may not match the taxable value, transaction date or purchaser profile used by the revenue office. Confirm the result with the official NSW revenue source before signing or budgeting.

Does this calculator include first-home buyer concessions?+
No. It shows an indicative standard duty amount and displays a separate summary of possible first-home support. Eligibility must be checked with the relevant revenue office.
Does it include foreign purchaser surcharge?+
No. Foreign surcharges, federal approval fees, registration charges and land tax are excluded.
Why can an official calculator give a different result?+
Official assessments can use transaction date, exact dutiable value, purchaser status, property classification, concessions and statutory rounding that a broad national calculator cannot fully reproduce.
